Our calculators use the standard fixed-rate amortization formula. Loan-specific figures — FHA mortgage insurance premiums, VA funding fees, and loan limits — are based on rates published by HUD and the U.S. Department of Veterans Affairs, and are reviewed periodically. Rates and program rules change over time; results are estimates, and we mark them as such. If you spot an error, email us and we'll correct it quickly — accuracy is the whole point of a tool like this.
