Here's a number that will rattle most new homeowners: after five full years of payments on a $300,000 mortgage, you've paid the bank roughly $113,000 — and your loan balance has dropped by about $20,000. The other $93,000 was pure interest. This isn't an error. It's amortization, and understanding how it works changes how you think about every dollar you send your lender.

What Amortization Actually Means

Every month, your mortgage payment gets split two ways: a portion goes to interest — the lender's fee for lending you money — and the rest goes to principal, which actually reduces what you owe. Most people assume that at year 15 of a 30-year loan, they owe about half the original balance. Wrong. At the midpoint you still owe roughly 67% of what you borrowed. The principal column tells you what you actually got for your payment. The remaining balance tells you where you stand. Everything else is noise.

In year one, your principal column shows amounts in the $200–$300 range on a typical $300k loan. By year 20, those same payments are pushing $1,000 or more toward principal. That shift is where the real equity-building happens — and it's why selling or refinancing early in a loan can be so financially punishing. You've been paying heavily for the privilege of still owing most of the money.

How to Use Amortization as a Strategy — Not Just a Schedule

Extra payments don't just reduce your balance. They skip future months off the back end of your amortization schedule — months that, at that point in the loan, would have been almost entirely interest. This is the mechanism behind the dramatic savings people see from prepayment.

Paying $500 extra in month 6 of a 30-year loan eliminates several full payments from years 28–30. Those future payments were each worth almost nothing toward principal. You're essentially trading $500 today for thousands in avoided interest over decades.

The number that actually matters: Timing. An extra $500 in year 1 of your loan will save you five to ten times more than the same $500 paid in year 25. The earlier you act, the more compounding works in your favor instead of the bank's.
